Stucco is not waterproof and never was. It absorbs water in a storm and gives it back afterward, and the assembly is designed around that fact: a weather-resistant barrier behind the coats to keep the framing dry, flashing wherever the wall is interrupted, and a drainage path out at the bottom. When a stucco wall leaks, the failure is almost never the field of the wall. It is one of those three things not doing its job, usually at a place where something was cut through or joined to the cladding.

That is why the search runs upward, not inward. Water that gets behind stucco moves down the back of the assembly and shows itself wherever it finds an obstruction or an opening, which can be a full story below the actual entry point. Chasing the stain gets you a patched ceiling and a wall that keeps drinking. Finding the interruption above it, whether that is a window head, a roof-to-wall junction, a deck ledger, or a buried weep screed, is what actually ends the problem.

Where water actually gets into a stucco wall

  • Window and door openings. The most common entry point of all. Head flashing that was left out, sill pans that drain the wrong way, and sealant treated as the only line of defense at the opening.
  • Roof-to-wall junctions. Where a roof edge meets a stucco wall, water concentrates and pushes sideways. A missing or poorly formed kickout at that junction feeds water straight behind the cladding.
  • Deck ledgers and railing posts. Anything bolted through stucco into the framing is a hole through the barrier. Ledgers and post bases are frequent sources of rot found long after the water started arriving.
  • Weep screed buried at the base. The drainage exit at the bottom of the wall stops working when soil, mulch, or new concrete covers it, and the wall wicks moisture up from the ground instead of releasing it.
  • Penetrations through the field. Hose bibs, dryer and bath vents, electrical boxes, and conduit. Small holes, cut through both stucco and barrier, and often sealed once at build and never since.
  • Moisture testing and mapping. Readings taken across an elevation to define where the wet area actually is, which is the step that separates a targeted repair from an expensive guess.

How the entry point gets found

Start with the story of the leak

When it appears, which storms bring it, whether wind direction matters, and how long it has been happening. Those answers narrow the elevation and often the specific detail before anyone is on a ladder.

Map moisture across the wall

Readings taken in a grid over the suspect elevation, above and below openings and junctions, define the boundaries of the wet area and show which way the water has been traveling.

Work upward to the interruption

From the top of the wet area the search moves up to the nearest thing that cuts through the cladding, since water enters at an interruption and travels down behind the stucco from there.

Correct the detail, then restore the wall

Flashing and drainage are made right at the entry point before any stucco goes back on, then the assembly is rebuilt from barrier outward and the finish is addressed as its own step.

What it costs

Intrusion work prices in two parts: finding it and fixing it. Diagnosis is usually the smaller half, driven by how many elevations are involved and how much access the wall needs. The repair is where the number is set, and the biggest question is whether the failure stops at the finish or goes back to the barrier and flashing, since correcting a detail means opening the wall around it. If water reached sheathing or framing, that scope is unknown until it is opened. Height and access add staging. Then the finish decision, patch, fog coat, or full recoat, sits on top, along with any trim and flashing work involved.

Questions people ask

Do I need to seal my stucco to stop water getting in?

Sealing the face of the wall is rarely the answer and can make things worse. Cement stucco is meant to absorb and release water, and a coating that traps moisture inside the assembly keeps it from drying. Water control lives in the barrier behind the stucco and in the flashing at every interruption. Fix the detail that is letting water in, and let the field of the wall keep breathing.

Why is the stain on my ceiling nowhere near the crack outside?

Because water travels behind stucco before it shows up inside. It gets in at an interruption, runs down the back of the assembly, and exits wherever it meets a horizontal framing member or a gap in the barrier. That can be a full story below the entry point and several feet sideways. The stain marks where it stopped, not where it started, which is why the search moves upward.

My weep screed is buried in mulch. Does that really matter?

It does. The weep screed is the exit door for any water inside the assembly, and it needs clear space beneath it to work. Buried under soil, mulch, or concrete poured tight to the wall, that exit closes and the base of the stucco wicks moisture from the ground. It shows up as crumbling, efflorescence, and staining along the bottom of the wall, and it gets worse each winter.

The wall only leaks during certain storms. Is it still worth fixing?

Yes, and that pattern is useful information. A leak that appears only with wind-driven rain from one direction points at a specific elevation and often a specific detail on it. Intermittent does not mean minor. The wall is getting wet each time and drying slowly, and in Utah that water goes through freeze-thaw cycling behind the stucco, which is what turns a detailing problem into material damage.
