EIFS looks like stucco from the sidewalk and behaves nothing like it. Where cement stucco is a thick, heavy, porous material applied over lath, a synthetic system is foam insulation board with a thin reinforced base coat and finish over the top. That construction is why an EIFS wall sounds hollow when you knock on it and gives slightly under pressure. It is also why every rule of thumb people carry over from cement stucco, about thickness, about how water moves, about what a crack means, needs to be set aside at the start.
The practical consequence is that diagnosis matters more here than anywhere else in stucco work. Older barrier-style systems have no designed path for water that gets behind the foam, so an unsealed penetration can feed the sheathing for years with almost nothing showing on the outside. Newer drainage systems do provide that path, but only where they were detailed correctly. Repairing an EIFS wall with cement stucco methods, or the reverse, is how homeowners end up paying twice: once for the wrong fix, and again for the damage it kept hidden.
Before any repair discussion, the assembly is identified by sounding, by looking at thickness at openings and terminations, and by examining how the wall was detailed at its edges.
Moisture readings are taken across the elevation and concentrated below openings, penetrations, and junctions, since trapped water in an EIFS wall can be extensive while the surface still looks intact.
Water in these systems travels down the back of the foam and appears well below where it came in, so the search works upward from the wet area to the interruption that let it through.
Damaged foam and lamina are rebuilt layer by layer with the same system type, and the sealant joints and terminations that failed get properly detailed rather than simply topped up.
EIFS pricing hinges on what the testing finds. A small area of damaged lamina with dry sheathing behind it is a contained repair. Once moisture has reached the sheathing, the scope grows past the finish and into the structure, and the size of that area is unknown until the wall is opened, which is why estimates here often carry ranges. Extent, height, and access add up in the usual way. Matching is its own factor, because a synthetic finish patch shows against a weathered wall, so evening the appearance may mean recoating to a natural break. Sealant and termination work is typically part of the job rather than an extra.
The quickest tell is sound and feel. EIFS is foam under a thin coating, so it sounds hollow when tapped and gives slightly when pressed, while cement stucco is hard and dense. Thickness at the edges of openings is another clue, since synthetic systems are noticeably thinner than traditional stucco. Age of the home and the crispness of the trim shapes help too, but a contractor should confirm it rather than assume.
It is not bad, it is unforgiving. EIFS performs well when the details are right and poorly when they are not, and older barrier-style installations left no margin for error because water that got behind the foam had nowhere to go. The problems people associate with synthetic stucco are almost always detailing problems at openings, junctions, and penetrations rather than failures of the material itself.
It can absolutely be repaired. Damaged areas are cut back to sound material, the foam is replaced, and the reinforced base coat and finish are rebuilt in layers. Full removal is a discussion only when moisture testing shows widespread damage behind the assembly. That is why testing comes before quoting, and why any contractor who proposes total replacement without probing the wall should be asked what they based it on.
Because the two assemblies are built differently and move differently. Cement mix troweled onto a foam-based wall is heavy, rigid, and bonded to a substrate that was never meant to carry it, so it tends to crack at the perimeter of the patch and open a new path for water. EIFS gets repaired with the layered system it was built from, matched to the type already on the wall.
Damaged stucco rarely starts at the surface. A repair contractor opens the failed area, finds what wet it, corrects the barrier and flashing behind it, then rebuilds the coats and works out how the new finish will meet the old.
