Stucco is a system, and most failures are water getting in at a penetration. Patching before that is found is how people pay twice.

Repair, then deal with appearance

Fresh stucco does not match weathered stucco. Color is evened afterward with a fog coat or a recoat, not at the patch.

How the assembly works

Cement stucco is not a raincoat. It is a dense, porous cladding that takes on water during a storm and releases it back to the air afterward. What keeps your framing dry is the part you cannot see: a weather-resistant barrier over the sheathing, lath fastened through it, and a path at the base of the wall so anything that gets behind the coats can drain back out. When someone tells you the wall leaks because the stucco is cracked, ask what is behind the crack. That answer is where the real repair lives.

That one fact changes how a problem gets read. A stain on drywall, a soft window sill, a musty closet on an exterior corner, efflorescence and crumbling near the ground: none of those are surface defects. They are evidence that water got in behind the shell and could not get out. So the useful question is never how to seal the face of the wall. It is where water entered and why the drainage path stopped working. Repairs that skip that question look finished for a season, then come back in the same square foot.

Utah conditions

Freeze-thaw, high-desert sun, and a sprinkler aimed at the wall

Utah walls take a beating from two directions. In winter, water that has soaked into the stucco or collected behind it freezes, expands, and works the material apart a fraction at a time, which is why a small unaddressed entry point turns into spalling and delamination over a few seasons rather than staying small. In summer, intense UV and wide day-to-night temperature swings drive expansion and contraction through the wall and cook the sealant at every joint and opening. The same wall gets soaked, frozen, baked, and dried, over and over.

Then there is the ground. The weep screed at the base of the wall is the exit door for water inside the assembly, and it only works with clear space beneath it. Raised beds, mulch piled up over the years, new concrete poured tight to the house, or grade that slopes back toward the foundation all bury that exit and let the wall wick moisture up from below. Add sprinkler heads that spray the stucco every morning and you have a wall that never fully dries at the one place drying matters most.

Common questions

Is cracked stucco always a problem?

No. Fine hairline crazing across the field of a wall is normal curing and weathering behavior, and chasing it with filler usually looks worse than leaving it alone. What earns attention is pattern and width: stair-step cracking at corners, diagonals running off the corners of window and door openings, or horizontal cracks at floor lines. Those are movement, and movement has a cause worth finding before anything gets patched.

How do I tell whether I have EIFS or traditional stucco?

EIFS, or synthetic stucco, is foam board with a thin reinforced coating over it, so it sounds hollow when tapped and feels slightly soft under a knuckle. Cement stucco over lath is hard, dense, and thicker at the edges of openings. The distinction matters more than it sounds, because the two assemblies hold water differently, probe differently, and get repaired differently. A contractor should confirm which one you have before quoting a fix.

My stucco was patched and I can still see the patch. Why?

Because a patch is new material meeting old material. Stucco keeps curing and weathering after it goes on, so the wall around the patch has shifted in color and surface texture in ways the fresh mix cannot match on day one. Texture is also applied by hand, and hands leave signatures. Evening the appearance is usually a separate step: a fog coat over the area or a full recoat of the elevation.

Water is getting inside but my stucco looks fine. How?

That is the common case, not the odd one. Water rarely comes through the field of a wall. It gets in at interruptions, a window head with poor flashing, a roof-to-wall junction without a proper kickout, a deck ledger bolted through the cladding, a light box or hose bib penetration. From there it runs behind the stucco and shows up somewhere else entirely, often a floor lower than the actual entry point.
